MARKET STATISTICS- JANUARY 2023

Home sales below long-term averages as listings remain steady in January.

Last month’s sales were 42.9 per cent below the 10-year January sales average.

“Due to seasonality, market activity is quieter in January. With mortgage rates having risen so rapidly over the last year, we anticipated sales this month would be among the lowest in recent history,” said Andrew Lis, REBGV’s director, economics and data analytics. “Looking forward, however, the Bank of Canada has said that it will pause further rate increases as long as the incoming economic data continues to support this policy stance. This should provide more certainty for home buyers and sellers in the market.”

Interventions by the federal and provincial governments were a major story in 2022.  

Many of these were set to begin January 1, like the provincial cooling off period and the federal foreign buyer ban. Others will happen later this year.  

The peak for prices in our market occurred last spring. Over the coming months, year-over-year data comparisons will show larger price declines than we’ve been reporting up to now,” said Lis. “It’s important to understand that year-over-year calculations are backward-looking. These price declines already happened, and what we are seeing today is that prices may have found a footing, even if it’s an awkward one sandwiched between low inventory and higher borrowing costs.”

DECEMBER 2022 MARKET STATISTICS

Real estate market has seen records in sales and average price during 2022. The housing market experienced a year of caution in 2022 due to rising borrowing costs fueled by the Bank of Canada’s ongoing battle with inflation.

Last year’s sales total was 13.4 per cent below the 10-year sales average.

"The headline story in our market in 2022 was all about inflation and the Bank of Canada’s efforts to bring inflation back to target by rapidly raising the policy rate. This is a story we expect to continue to make headlines into 2023, as inflationary pressures remain persistent across Canada,"

The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is 7,384, a 41 per cent increase compared to December 2021 (5,236) and a 19.6 per cent decrease compared to November 2022 (9,179).

November 2022 Market Statistics

Last month’s sales were 36.9 percent below the 10-year November sales average according the data from Real Estate Board of Greater Vancouver. 

"With the most recent core inflation metrics showing a stubborn reluctance to respond significantly to the furious pace of rate increases, the Bank of Canada may choose to act more forcefully to bring inflation back toward target levels. While it’s always difficult to predict what the bank will do with certainty, this persistent inflationary backdrop sets up the December 7 rate announcement to be yet another increase, making holiday-season home purchases something people may end up foregoing this year."

The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is 9,179, a 28.5 per cent increase compared to November 2021 (7,144) and a 6.8 per cent decrease compared to October 2022 (9,852).

October 2022 Market Statistics

Real estate market is a hot topic in news, especially with rising interest rates that are impacting BC’s housing market. In Vancouver, it has had an impact, no question. Home sale activity across the Metro Vancouver housing market continued to trend well below historical averages in October.

The total number of homes for sale dropped. Inventory is down comparing the average of the last 4 years

The slow-down tendency in sales creates a more balanced market and starts to favor buyers, after a long period of being in favor of sellers.

4 Benefits of Home Inspections


Remember last year when the housing market was red hot and bidding wars were all over the place? Many buyers were desperate to get their offer accepted on the home of their dreams, and they were willing to do whatever it took to get the sellers to notice them: even waiving the home inspection.

To all the home buyers out there, we’re not doing that anymore. Home inspections are one of the most important parts of the real estate process because they can save you from making a bad decision that can impact the rest of your life. On top of simply being a smart choice, a home inspection will bring you several benefits like these.

1. A home inspection can eliminate any surprises that may cause the home to fall out of escrow. If you find a serious problem with the property during the inspection, you’ll know ahead of the appraisal and will be able to work with the seller to come to a favorable outcome.

2. A home inspection gives you the upper hand in negotiations. Again, if your home inspector alerts you to some problems with the property, you’ll be able to negotiate with the seller better. Your agent will guide you through this entire process and provide the advice you need to negotiate well.

3. A home inspection gives you an out. Let’s say the worst happens and your inspector finds some huge problem with the property that makes it a bad deal for you. With an inspection contingency in your purchase agreement, you’ll be able to get out of the deal rather than being stuck in a bad house.

4. A home inspection helps you understand your investment and how to maintain it. You should always take the opportunity to attend the home inspection, because you’ll learn so much about the house from the inspector. They’ll show you things you never even knew to ask about, and as a result, you’ll be able to better take care of one of your biggest investments.

Getting a home inspection has virtually no downsides—but comes with so many benefits. I highly recommend that buyers take full advantage of the opportunity to conduct an inspection. "" Im not just there for the paperwork,” says Anna Litvak Joseph of BC Prime Real Estate Group. Litvak’s natural progression into the real estate world came about five years ago and she’s never looked back. With a career in sales since age nineteen, a mineral makeup store chain, plus selling restaurant franchises, her experience and interest in real estate grew simultaneously.

“I always knew real estate was my thing; I was always interested in houses, structures, lands, creating passive income and wealth through real estate rentals,” she says. “When it came to self employment, it was clear that I wanted to continue working for myself.” “It comes very natural to me. My husband and I have moved thirteen times,” she laughs. “We have renovated, bought and sold, and gutted places. I have a lot of first-hand experience personally, going through many types of properties and transactions myself.”

Litvak’s client base are mainly families looking to upgrade to their dream homes, families who need to find the right fit to their growing families, and families who relocate. If a growing family “love the mountains and nature then the Tri-Cities or Maple Ridge are ideal, or for people who like brand-new neighbourhoods and new schools, Willoughby in Langley or Burke Mountain in Coquitlam would be perfect.” Litvak believes it’s very important to consider “the community you are going to fall into, what ethnicities live there, and taking time to consider your wants or hopes. For some people, an hour commute to work is not a problem especially if they are used to it, from moving from another large city, for instance. In this case A nice house in the suburbs is perfect. For some a fifteen-minute commute is maximum and living by the freeway is a must so we would focus on specific areas.” When it comes to condos vs. houses, Litvak says “I am dealing a lot with buyers and sellers, focusing mostly on detached homes. Land is land, and a smart investment beyond just lifestyle.”

Litvak’s Love it or Leave it Guarantee means that if you change your mind within the first twelve months of moving in, because you fell in the wrong community than what you were hoping for, or the house or neighbourhood is not what you thought it would be, her team will sell it for free and help you move elsewhere. This helps alleviate the fear some buyers face of being stuck in the wrong place. “We dedicate a lot of time listening and understanding the clients needs and lifestyle, going through showings and analyzing the correct items of importance, we will make sure we find the best home that meets the budget or we sell it for free (on the listing agency portion side) for you.
