Metro Vancouver Market Snapshot – January 2026

February opens with a continuation of the slower pace seen throughout 2025. While January sales across Metro Vancouver came in below last year and under long-term seasonal averages, inventory remains elevated, giving the market time to rebalance. This environment highlights a shift toward a more measured approach—where thoughtful pricing, strong property condition, and clear strategy matter more than speed, and both buyers and sellers are making decisions with greater care amid broader economic and political uncertainty.

🏠 Detached Homes (January 2026):
Detached home sales in January 2026 totalled 300, representing a 21.1% decline compared to January 2025. The benchmark price is $1,850,800, down 7.3% year-over-year (January 2025) and 1.5% compared to December 2025. Elevated inventory levels continue to weigh on this segment, giving buyers more selection and leverage, while sellers face increased pressure to price and position their homes competitively.

🏢 Apartments / Condos (January 2026):
Apartment sales reached 554 in January 2026, a 34.5% decrease compared to January 2025. The benchmark price sits at $704,600, down 5.9% year-over-year and 0.8% month-over-month compared to December 2025. Although condos remain the most active segment, high supply is limiting price stability, with buyers gravitating toward well-priced, well-maintained units.

🏘 Townhomes / Attached Homes (January 2026):
Townhome sales totalled 246 in January 2026, reflecting a 23.4% decline compared to January 2025. The benchmark price is $1,043,400, down 5.4% year-over-year and 1.2% compared to December 2025. Affordability pressures and elevated inventory have shifted negotiating power toward buyers, requiring sellers to adopt strategic pricing and strong presentation to remain competitive.

Overall Summary:
With inventory remaining elevated, buyers continue to benefit from greater choice and negotiating room, while sellers who price strategically and present their homes well remain best positioned for success.

Market Insight: Detached homes continue to face softer demand amid elevated inventory levels. Buyers have increased choice and leverage, resulting in downward pressure on prices as sellers adapt to more competitive conditions.

Apartments (Condos):
Sales: 791 (down 11.2% year-over-year)
Benchmark Price: $710,000 (down 5.3% year-over-year; down 0.6% month-over-month)
Market Insight: Condos remain the most active segment, but high supply is keeping price growth in check. Buyers are benefiting from ample selection, with well-priced and well-presented units performing best.

Townhomes (Attached Homes):
Sales: 303 (down 18.3% year-over-year)

Every January, BC homeowners receive their BC Assessment notice—and many assume it reflects what their home is worth today. In reality, BC Assessment value and market value are not the same, and understanding the difference is essential when planning your next move.

Metro Vancouver’s housing market stayed quiet in November, with sales well below last year and long-term averages. These trends point to a softer, slower market as we head into the end of the year.

Sales: 541 (down 13.6% from last November)
Benchmark Price: $1,900,600 (down 4.3% year-over-year; down 0.4% from October)
Market Insight: Detached homes are experiencing softer demand, giving buyers more options and negotiating power. Prices have eased slightly as sellers adjust to current conditions.

Townhomes:

Sales: 350 (down 22.4% from last November)
Benchmark Price: $1,065,600 (down 4.4% year-over-year; up 0.1% from October)
Market Insight: Townhomes remain steady in price despite slower sales. Buyers are taking more time to make decisions, and well-priced homes are still attracting interest.

Apartments:

Sales: 945 (down 13.2% from last November)
Benchmark Price: $714,300 (down 5.2% year-over-year; down 0.2% from October)
Market Insight: Condos remain the most active segment. Although sales are lower than last year, pricing has only softened slightly, and demand is holding relatively steady compared to other categories.

MARKET STATISTICS- SEPTEMBER 2025

Another Bank of Canada rate cut and easing home prices helped boost buyer confidence this fall. Sales in September edged slightly higher than last year, supported by improved affordability and record-high inventory levels. With borrowing costs easing, the market is showing early signs of stabilization heading into year-end.

Market Overview

Active listings reached 17,079, up 14.4% from last year and sitting 36% higher than the 10-year average, showing plenty of homes for buyers to choose from.

There were 6,527 new listings added in September, an increase of 6.2% year-over-year, keeping inventory levels steady.

The sales-to-active listings ratio sits at 11.3%, indicating a balanced to slightly slower market, where buyers currently have more negotiating power.


Detached Homes:

Sales: 552 (↑ 7% YoY)

Benchmark Price: $1,933,100 (↓ 4.4% YoY, ↓ 0.9% MoM)

Market Insight: More detached homes are moving again as prices soften and rates ease, giving buyers a bit more leverage.

Apartments / Condos:

Sales: 954 (↑ 1.5% YoY)

Benchmark Price: $728,800 (↓ 4.4% YoY, ↓ 0.8% MoM)

Market Insight: Condos remain the most active segment, driven by affordability and first-time buyers returning to the market.


Townhomes / Attached:

Sales: 356 (↓ 5.8% YoY)

Benchmark Price: $1,069,800 (↓ 2.7% YoY, ↓ 0.9% MoM)

Market Insight: Townhomes continue to face moderate demand, with buyers comparing value against larger condos and entry-level detached homes.

Metro Vancouver Market Update – August 2025

August brought steady activity across Metro Vancouver as both buyers and sellers continued to adjust to evolving market conditions. While home prices eased slightly, sales activity picked up, creating more opportunities for buyers.

Detached Homes

  • 575 sales (+13% year-over-year)

  • $1,950,300 benchmark price (-4.8% year-over-year)

Apartment Homes

  • 956 sales (-5.5% year-over-year)

  • $734,400 benchmark price (-4.4% year-over-year)

Townhomes (Attached)

  • 409 sales (+10.5% year-over-year)

  • $1,079,600 benchmark price (-3.5% year-over-year)

Market Overview

Active listings remain steady at approximately 16,242, giving buyers more selection while helping maintain a balanced pace of sales. With prices softening modestly and sales activity showing resilience, the Metro Vancouver market continues to move toward a healthier balance as buyer and seller expectations align.

With more listings on the market and prices easing slightly, buyers have greater choice and less pressure compared to last year. MARKET STATISTICS JULY 2025

If June gave us a hint that the Metro Vancouver market was finding its footing again, then July just confirmed it—sales activity is picking up, and signs of a rebound are becoming clearer. With the Bank of Canada holding steady on interest rates last month, there’s been a boost in confidence for both buyers and sellers. In a time when global uncertainty (hello, trade talks!) still lingers, stable borrowing conditions are a welcome relief.

Let’s dive into what the latest July numbers tell us:

Detached Homes

  • Sales: 660 homes sold
    ⬇️ Down 4.1% from July 2024 (688 sales)

  • Price: Benchmark at $1,974,400
    ⬇️ Down 3.6% year-over-year
    ⬇️ Down 1% from June 2025

Detached home sales softened slightly, but pricing remains relatively stable. If you’re a buyer waiting for more breathing room, this could be your moment.

Apartments / Condos

  • Sales: 1,158 sold
    ⬇️ Down 2.9% year-over-year

  • Price: Benchmark at $743,700
    ⬇️ Down 3.2% annually
    ⬇️ Down 0.6% from June

While sales dipped slightly, apartment homes remain a hot segment thanks to their accessibility and lifestyle appeal—especially for first-time buyers and investors.

Attached / Townhomes

  • Sales: 459 homes sold
    ⬆️ Up 5% from July 2024

  • Price: Benchmark at $1,099,200
    ⬇️ Down 2.3% year-over-year
    ⬇️ Down 0.4% from June

Townhomes are showing the strongest momentum, with sales climbing and prices holding relatively firm. Families and upsizers are clearly on the move!

Inventory & Buyer Outlook

With around 17,000 homes currently listed across the region, buyers still have a strong selection to choose from. Balanced inventory is helping to temper price growth, at least for now.

But here’s the key: if demand keeps rising and listings don’t keep up, we could be heading into a more competitive market—with sellers gaining back some leverage.

MARKET STATISTICS JUNE 2025

After a rocky start to the year, Metro Vancouver* home sales recorded through the MLS® are beginning to show signs of a rebound. Sales were down 10% compared to the same time last year — a notable improvement from the sharper decline seen in May. The data suggests that the market may be turning a corner, with the pace of year-over-year declines easing significantly. If this upward momentum holds, we could soon see sales surpass last year’s levels, signaling a potential shift toward stronger demand after an unusually slow first half of the year.

Detached Home Sales- In June 2025, there were 657 detached home sales—a 5.3% drop from the 694 sales recorded in June 2024. The benchmark price for a detached home now stands at $1,994,500, reflecting a 3.2% decline compared to the same month last year.

Apartment Home Sales- In June 2025, apartment home sales totaled 1,040 — down 16.5% from the 1,245 sales recorded in June 2024. The benchmark price for an apartment now sits at $748,400, marking a 3.2% decline compared to the same time last year.

Attached Home Sales- In June 2025, attached home sales reached 473, marking a 3.7% increase from the 456 sales recorded in June 2024. The benchmark price for a townhouse is $1,103,900, reflecting a 3% decrease compared to the same period last year.
