In May, housing inventory across Metro Vancouver climbed to its highest point in a decade, yet MLS® home sales continued to show subdued activity. Although there are early signs of renewed buyer interest, sales remained below the ten-year seasonal average—indicating that many buyers are either still waiting on the sidelines or being highly selective in today’s market. Looking at the year so far, 2025 has recorded one of the slowest sales starts of the past ten years, tracking closely with the patterns seen in 2019 and early 2020. Notably, sales surged in the second half of 2020—but whether 2025 will follow suit is still uncertain.
Detached Home Sales- In May 2025, a total of 654 detached homes were sold, marking a 22.7% drop compared to the 846 sales recorded in May 2024. The benchmark price for a detached home now sits at $1,997,400 — down 3.2% year-over-year and 1.2% from April 2025.
Apartment Home Sales- Apartment home sales totaled 1,087 in May 2025, reflecting an 18.8% decline from the 1,338 sales recorded in May 2024. The benchmark price for an apartment is now $757,300 — down 2.4% year-over-year and 0.7% from April 2025.
Attached Home Sales- Sales of attached homes in May 2025 reached 469, marking a 10.3% decline from the 523 units sold in May 2024. The benchmark price for a townhouse stands at $1,106,800 — down 3.4% year-over-year but showing a slight 0.4% uptick from April 2025.
