2025 marked one of the slowest sales years in Metro Vancouver in over two decades. Overall home sales declined significantly, while inventory reached record highs, creating a market environment that clearly favored buyers. Despite fewer transactions, sellers continued to list properties at elevated levels, resulting in abundant choice, softer pricing, and increased negotiating power for purchasers. With borrowing costs easing toward year-end and consumer confidence showing modest improvement, buyers are entering 2026 with more favorable conditions than in recent years.

Detached Homes:
Sales: 431 (down 12.8% year-over-year)
Benchmark Price: $1,879,800 (down 5.3% year-over-year; down 1.1% month-over-month)
Market Insight: Detached homes continue to face softer demand amid elevated inventory levels. Buyers have increased choice and leverage, resulting in downward pressure on prices as sellers adapt to more competitive conditions.

Apartments (Condos):
Sales: 791 (down 11.2% year-over-year)
Benchmark Price: $710,000 (down 5.3% year-over-year; down 0.6% month-over-month)
Market Insight: Condos remain the most active segment, but high supply is keeping price growth in check. Buyers are benefiting from ample selection, with well-priced and well-presented units performing best.

Townhomes (Attached Homes):
Sales: 303 (down 18.3% year-over-year)

Metro Vancouver’s housing market stayed quiet in November, with sales well below last year and long-term averages. Benchmark Price: $1,900,600 (down 4.3% year-over-year; down 0.4% from October)
Market Insight: Detached homes are experiencing softer demand, giving buyers more options and negotiating power. Prices have eased slightly as sellers adjust to current conditions.

Townhomes:

Sales: 350 (down 22.4% from last November)
Benchmark Price: $1,065,600 (down 4.4% year-over-year; up 0.1% from October)
Market Insight: Townhomes remain steady in price despite slower sales. Buyers are taking more time to make decisions, and well-priced homes are still attracting interest.
