As December 2023 approaches, home buyers in Metro Vancouver are experiencing a notable surge in housing inventory. This upswing has granted them an extensive array of choices, marking one of the most abundant selections available since 2021.
According to the Real Estate Board of Greater Vancouver (REBGV), residential sales in the area reached 1,702 in November 2023. This reflects a 4.7% uptick from the 1,625 sales recorded in November 2022.
Detached Home Sales: In November 2023, there were 523 sales of detached homes, reflecting a 7% rise compared to the 489 detached sales noted in November 2022. The benchmark price for a detached home in November was $1,982,600.
Apartment Home Sales: In November 2023, there were 850 sales of Apartments, indicating a marginal 0.4 % uptick from the 847 sales recorded in November 2022. The benchmark price for an apartment home is $762,700.
Attached Home Sales: In November 2023, there were 316 sales of attached homes, marking a 12.5% increase from the 281 sales reported in November 2022. The benchmark price for a townhouse is $1,092,600.
The overall market conditions represent a gradual rise in the number of active listings in our market over the past few months, providing buyers with a broader selection compared to what they've become accustomed to in recent years. When combined with the customary seasonal deceleration in sales at this time of year, this surge in supply is fostering balanced conditions throughout Metro Vancouver's housing market.
