Sales in September edged slightly higher than last year, supported by improved affordability and record-high inventory levels. With borrowing costs easing, the market is showing early signs of stabilization heading into year-end.
Market Overview
Active listings reached 17,079, up 14.4% from last year and sitting 36% higher than the 10-year average, showing plenty of homes for buyers to choose from.
There were 6,527 new listings added in September, an increase of 6.2% year-over-year, keeping inventory levels steady.
The sales-to-active listings ratio sits at 11.3%, indicating a balanced to slightly slower market, where buyers currently have more negotiating power.
Detached Homes:
Sales: 552 (↑ 7% YoY)
Benchmark Price: $1,933,100 (↓ 4.4% YoY, ↓ 0.9% MoM)
Market Insight: More detached homes are moving again as prices soften and rates ease, giving buyers a bit more leverage.
Apartments / Condos:
Sales: 954 (↑ 1.5% YoY)
Benchmark Price: $728,800 (↓ 4.4% YoY, ↓ 0.8% MoM)
Market Insight: Condos remain the most active segment, driven by affordability and first-time buyers returning to the market.
Townhomes / Attached:
Sales: 356 (↓ 5.8% YoY)
Benchmark Price: $1,069,800 (↓ 2.7% YoY, ↓ 0.9% MoM)
Market Insight: Townhomes continue to face moderate demand, with buyers comparing value against larger condos and entry-level detached homes.
