May 2023 Market Statistics

OVERVIEW OF THE REAL ESTATE MARKET IN MAY 2023

The real estate market in Metro Vancouver has been experiencing a resurgence, with prices steadily increasing for six consecutive months. While the year started off slower than usual, the arrival of summer seems to have brought about a renewed interest in the housing market. This uptick in activity suggests a heating up of the market in the region.

Rising housing prices over an extended period can be indicative of various factors such as increased demand, limited housing supply, or favorable economic conditions. It's important to note that the specific reasons behind this trend may vary and can involve a combination of factors.

As of the current data, the MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is $1,188,000. This figure reflects a decrease of 5.6 percent compared to May 2022. However, it also indicates a 1.3 percent increase when compared to April 2023.

In May 2023, the sales of detached homes in Metro Vancouver reached 1,043, which represents a substantial increase of 30.7 percent compared to May 2022 when there were 798 detached home sales. The benchmark price for a detached home in May 2023 was $1,953,600. This figure indicates a decrease of 6.7 percent compared to May 2022 but shows a slight increase of 1.8 percent when compared to April 2023.

For apartment homes, there were 1,730 sales in May 2023, demonstrating a 7.9 percent increase compared to the 1,604 sales recorded in May 2022. The benchmark price of an apartment home in May 2023 was $760,800, which signifies a two percent decrease from May 2022. However, it indicates a 1.1 percent increase compared to April 2023.

Regarding attached homes, there were 608 sales in May 2023, reflecting a 16.7 percent increase compared to the 521 sales in May 2022. The benchmark price of an attached home in May 2023 was $1,083,000. This figure represents a decrease of 4.7 percent compared to May 2022 but shows a slight increase of 0.2 percent when compared to April 2023.

tips for starting your own Outdoor Garden

Starting a garden is a wonderful experience.

Grow sweet-smelling flowers or tasty veggies, or even both! Everyone can enjoy getting their hands a bit dirty.

Here are some tips to help you begin.

Consider what to plant. Do you want to plant a vegetable garden? An herb garden? A flower garden? Pick the best garden spot. Almost all vegetables and many types of flowering plants need 6-8 hours of full sun each day. So you need to observe your yard throughout the day to figure out which spots receive full sun versus partial or full shade.

Test and improve your soil. To learn more about your soil, have a soil test done through your county cooperative extension office.

Properly prepare your planting beds. Loosening the soil in new beds before sowing or planting helps roots to grow more easily and access the water and nutrients they need.

Water at the right time. Seedlings should never be allowed to dry out, so water them daily. Taper off as the plants get larger. Transplants also need frequent watering (every other day or so) until their roots become established.

MARKET STATISTICS- APRIL 2023
Prices continue rising across Metro Vancouver as home buyer confidence returns.
Despite the fact that the number of property listings is still lower than historical averages, the Metro Vancouver housing market has experienced an unexpected resurgence with home sales reaching levels similar to those observed in the spring of the previous year. The Real Estate Board of Greater Vancouver (REBGV) has reported that in April 2023, there were a total of 2,741 residential home sales in the region, which is a decline of 16.5% from the 3,281 sales recorded in April 2022 and 15.6% below the 10-year average for this season (3,249).

In April 2023, the number of detached homes sold reached 808, which is a 16.3% decrease from the 965 sales recorded in April 2022. The benchmark price for detached properties was $1,915,800. This reflects an 8.8% decline from April 2022, and a 2.9% increase compared to March 2023.

Sales of apartment homes reached 1,413 in April 2023, representing a 16.5% decrease compared to the 1,693 sales recorded in April 2022. The benchmark price for an apartment property was $752,300, reflecting a 3.1% decline from April 2022 and a 2% increase compared to March 2023.

In April 2023, 500 attached homes were sold, which is a 13.5% decline compared to the 578 sales in April 2022. The benchmark price for an attached unit was $1,078,400, representing a 6.1% decrease from April 2022, and a 2.1% increase compared to March 2023.

MARKET STATISTICS- MARCH 2023

OVERVIEW OF THE REAL ESTATE MARKET IN MARCH 2023

Home prices across Metro Vancouver's housing market showed modest increase in March, while new listings remained below long-term historical averages. March data also indicates home sales are making a stronger than expected spring showing so far.

Current average price across all residential properties in Metro Vancouver is currently $1,143,900, this represents 9.5% decrease from March 2022 and 1.8% increase compared to February 2023.

There were 4,137 newly listed residential properties on Multiple Listing Service (MLS) in Metro Vancouver. This data represents 35.5% decrease from March 2022, and 24.5% increase from February 2023.

There were 2,535 residential sales in March. Data shows its a 42.5% decrease compared to March 2022, and 40.2% increase from February 2023.

Overview of the Real Estate Market in February 2023

According to the Real Estate Board of Greater Vancouver (REBGV) February sales were below-average sales activity, 47.2% decrease from the sales recorded in February 2022, however 76.9% increase from January 2023 sales.

The residential real estate market has shown declines in the recent sales activity comparing to last year sales. The recent data analysis suggest pricing is firming up now. Furthermore, some indicators shows we may see modest price increases this coming spring. The predicted statements are based on increase in sales activity and steady rates.

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,123,400. This represents a 9.3% decrease over February 2022 and a 1.1% increase compared to January 2023.

BC Assessment VS Home Value

It’s BC Assessment Time—What Does That Means?

BC Assessment is a provincial Crown corporation that classifies and values all real property in British Columbia.

You should have received your BC Assessment letters in January, if you haven’t received yours yet and would like to know the assessed value of your home you can search your address on their website.

Please remember- the assessed value of the property will likely be very different from the fair value market of the current housing situation.

Current assessment is based on July 1, 2022 assessment, back when the real estate market was different than it is now.

What is Bc Assessment and what characteristics used for calculation to determine the value of your property?

The main purpose of the BC property assessment is to determine how much municipal or provincial tax the government can tax each homeowner. An assessment is an estimate of a property’s market value as of July 1. That’s six months worth of inflation, interest rate changes and other factors that aren’t reflected in the property assessment.

Characteristics used for calculation

  • The location of the property;
  • The size of the property;
  • The size of the lot;
  • View from the home;
  • The property age;
  • Home add-ons such as carports, garages, and decks; and 
  • The sales’ prices from similar homes in your area. 

Property assessments are all done electronically. Appraisers don’t walk through every home and therefore they do not take into consideration renovations or interior layouts, etc.

It’s important to note that your BC assessment value doesn’t have a massive impact on your property taxes as it’s more to do with the area as a whole. The neighbourhood requirements such as garbage collection and street cleaning still need to be factored in, so lowering taxes might impact service delivery.

What Is the Market Value of Your Home?

When it comes to calculating your home’s market value, there are quite a few more factors in the assessment. Your market value is what a buyer is willing to pay for it, but there are a few considerations to get to that amount:

  • The location of your home and its proximity to various transportation routes and amenities. 
  • The age of your property. 
  • The lot's size and the lot dimensions could impact future build such as whether it's flat or sloped, in a flood plain, or has many large trees with roots.
  • The size of your home’s interior and the number of rooms.
  • Your home’s layout and design, such as open-plan living areas. 
  • Any additionals such as carports and garages, decks, number of allotted parking spaces, paring for RVs. 
  • Any home upgrades will impact the market value, such as renovations, furnaces, appliances, flooring, or hot water furnaces. 
  • If regular maintenance has been performed, such as roofing, gutters, re-painting, and more. 
  • If this is a strata title property, the appraiser will also consider any special levies, the maintenance fees, reserve funds, and how well-run the building is. 
  • The current real estate market trends – whether it’s a buyer's or sellers’ market. 
  • Comparable sales in the area within the last three months.
