Detached Homes in Metro Vancouver

Detached home sales reached 571, reflecting an 8.3% increase year-over-year, while the benchmark price sits at $1,854,800 (↓8.2% YoY, ↑1% MoM).

What this means:

For buyers: There are still opportunities in the detached market, but improving demand may lead to increased competition, especially for well-priced homes.

For sellers: Momentum is gradually building. Homes that are strategically priced and well-presented are attracting serious attention.

Condos & Apartments in Metro Vancouver

Apartment and condo sales totalled 999, down 7.8% year-over-year, with a benchmark price of $706,700 (↓7.8% YoY, ↓0.2% MoM).

What this means:

For buyers: Higher inventory levels provide more negotiation power, particularly for listings with longer days on market.

For sellers: Buyers are highly price-sensitive. Accurate pricing and strong presentation are critical to achieving results.

Townhomes in Metro Vancouver

Townhome sales reached 446, down 5.5% year-over-year, with a benchmark price of $1,047,100 (↓5.7% YoY, ↑0.1% MoM).

What this means:

For buyers: Townhomes remain a competitive segment, especially for well-located and family-oriented properties.

For sellers: Demand remains steady, particularly for homes that appeal to growing families and move-up buyers.
