Residential sales across Metro Vancouver hit 2,390 in June — up 9.6% from June 2025, though still running about 12% below the 10-year seasonal average.

New listings actually dipped 6% year-over-year, and total active listings are down slightly too, even though inventory remains well above historical norms.

The number that matters most right now is the sales-to-active ratio — basically, how much competition there is for what's on the market. Below 12%, prices tend to soften. Above 20%, they tend to climb. Right now we're sitting at 14.6% overall — balanced, but tilting toward more competition than we've seen in a while.

Detached Homes - 747 sold · The strongest gain of any segment this month. Benchmark price at $1,842,900 is 7.1% below last year — but sales jumped 13.7% year-over-year, the fastest-moving category in June.
