4 Benefits of Home Inspections


Remember last year when the housing market was red hot and bidding wars were all over the place? Many buyers were desperate to get their offer accepted on the home of their dreams, and they were willing to do whatever it took to get the sellers to notice them: even waiving the home inspection.

To all the home buyers out there, we’re not doing that anymore. Home inspections are one of the most important parts of the real estate process because they can save you from making a bad decision that can impact the rest of your life. On top of simply being a smart choice, a home inspection will bring you several benefits like these.

1. A home inspection can eliminate any surprises that may cause the home to fall out of escrow. If you find a serious problem with the property during the inspection, you’ll know ahead of the appraisal and will be able to work with the seller to come to a favorable outcome.

2. A home inspection gives you the upper hand in negotiations. Again, if your home inspector alerts you to some problems with the property, you’ll be able to negotiate with the seller better. Your agent will guide you through this entire process and provide the advice you need to negotiate well.

3. A home inspection gives you an out. Let’s say the worst happens and your inspector finds some huge problem with the property that makes it a bad deal for you. With an inspection contingency in your purchase agreement, you’ll be able to get out of the deal rather than being stuck in a bad house.

"" Im not just there for the paperwork,” says Anna Litvak Joseph of BC Prime Real Estate Group. Litvak’s natural progression into the real estate world came about five years ago and she’s never looked back. With a career in sales since age nineteen, a mineral makeup store chain, plus selling restaurant franchises, her experience and interest in real estate grew simultaneously.

“I always knew real estate was my thing; I was always interested in houses, structures, lands, creating passive income and wealth through real estate rentals,” she says. “When it came to self employment, it was clear that I wanted to continue working for myself.” “It comes very natural to me. My husband and I have moved thirteen times,” she laughs. “We have renovated, bought and sold, and gutted places. I have a lot of first-hand experience personally, going through many types of properties and transactions myself.”

Litvak’s client base are mainly families looking to upgrade to their dream homes, families who need to find the right fit to their growing families, and families who relocate. She offers a variety of destinations based on their desired lifestyle and budget plan, including Vancouver, Burnaby, Surrey, Langley, and the Tri-Cities. “Many of my clients are moving to B.C. because they are considering a job change or dreaming about better weather with less snow and cold.” Litvak has posted videos on YouTube to target folks looking at living in these areas, and a quick Google search has helped many find her. “Another big portion of my clients speak Russian or Hebrew, as do I.”

With a small team that includes husband Tal Joseph and colleague Svitlana Pelletier, Litvak feels they can minimize the hassle and upheaval of relocating to a new community. She also “moves a lot of people out of Vancouver into the suburbs,” especially with the market in its current state. If a growing family “love the mountains and nature then the Tri-Cities or Maple Ridge are ideal, or for people who like brand-new neighbourhoods and new schools, Willoughby in Langley or Burke Mountain in Coquitlam would be perfect.” Litvak believes it’s very important to consider “the community you are going to fall into, what ethnicities live there, and taking time to consider your wants or hopes. For some people, an hour commute to work is not a problem especially if they are used to it, from moving from another large city, for instance. In this case A nice house in the suburbs is perfect. For some a fifteen-minute commute is maximum and living by the freeway is a must so we would focus on specific areas.” When it comes to condos vs. houses, Litvak says “I am dealing a lot with buyers and sellers, focusing mostly on detached homes. Land is land, and a smart investment beyond just lifestyle.”

Litvak’s Love it or Leave it Guarantee means that if you change your mind within the first twelve months of moving in, because you fell in the wrong community than what you were hoping for, or the house or neighbourhood is not what you thought it would be, her team will sell it for free and help you move elsewhere. This helps alleviate the fear some buyers face of being stuck in the wrong place. “We dedicate a lot of time listening and understanding the clients needs and lifestyle, going through showings and analyzing the correct items of importance, we will make sure we find the best home that meets the budget or we sell it for free (on the listing agency portion side) for you. For Litvak, the care she provides her clients with “all starts with listening. I don’t just put people on an automated system. I put a lot more thought into their needs, what things will look like in five years, and in ten years. It’s not cheap to sell real estate. Clients pay commissions, pay property transfer tax, and need their investment to grow enough to cover all those expenses. I want to make sure the choice they are making is the best one for them on the lifestyle aspect and to be a smart money investment. Many upsizing families are constantly reaching out to me to help them find their dream home. and of course 90% of the time, it has to be a detached house, with a yard, and office, at good location proximity for commuting to work and good schools, and a long list of further wishes. By the end of this video, you are going to know the reality of what kind of detached properties area selling in Coquitlam for 2020.


River Springs, is one of the best neighborhoods for families, although homes were built in the 80' they had decent size rooms and pretty good layouts. The streets are narrow, it is a wonderful and safe place for kids to play. The structure is 2 floors with 3 bedrooms up, most have carports but some have enclosed them over the years. Some transformed these into additional living spaces and many enjoy it as a rec room. You are in nature, close to Coquitlam River, Coquitlam Trail, and Port Coquitlam Trail.


Another good Neighborhood with homes under 1ml is New Horizen, Coquitlam. It is located just on the other side of the Coquitlam River, close to Lafarge Lake, Coquitlam Town Centre, and walking distance to shops, restaurants, and Skytrain stations. These homes also two floors only, and similar in size to River Springs. Although these homes are not so large, they do not have strata. Most have proper garages and additional driveway as well as street parking.


There are homes under a million around other neighborhoods too, but they are quite rare. It is most likely that they are very small and original condition.


Port Coquitlam also offers some options under 1 million, I will talk about these in my next post.

Here are 6 Things to Look for in a New Neighbourhood!


When considering moving to a neighborhood that is unfamiliar to you, you really have to consider the different vibes neighborhoods have to offer. When moving out of Vancouver into a new suburban area, there are also, many things to think about. Whether seeking solace, activity, schools, churches, or green space, every homebuyer looks for a different combination of attributes in a new community. Choosing a neighborhood that suits your needs and wants is one of the most important decisions you’ll make in the home-buying process; your choice of environment will affect the way you experience your new home. This is a very personal decision, influenced by countless unique factors coloring your own lives, but you should always keep the following in mind:

  1. LAYOUT - If you’re considering buying a home in a community that is unfamiliar to you, get to know its layout, offerings, and ambiance. Take some time to walk or drive through the neighborhood, both during the day and at night, familiarizing yourself with the sights, sounds, and smells.

  2. AMENITIES - What amenities does the neighborhood have to offer? Is public transportation readily accessible? Are there schools, churches, parks, or grocery stores within reach? Consider visiting schools in the area if you have children.

  3. JOB MARKET - What is the nature of the job market in the area? Keep in mind that if area employers are producing more jobs, you can expect property values to increase, especially if the jobs offered fall within a higher salary bracket.

  4. NEIGHBOURS - Speak to these neighbours. Ask questions. They can offer you a wealth of information, from an inside perspective.

  5. COMMUTE - How will you be affected by a new commute to work? Drive the route between the new neighborhood and your office during the appropriate times to gauge the volume of traffic you could expect to encounter, and the amount of time you’d need to put aside for daily travel.

  6. LAND USE- Contact local land-use and zoning officials to determine existing development plans or potential for development in the area. A strong agenda for neighborhood planning and local zoning will increase the value and draw of a neighborhood. Keep in mind that any large, tree-covered area may be a target for future development in popular communities.

Today we are cruising around Indian Arm in British Columbia. Leaving from Rocky Point boat launch in Port Moody, making our way through Burnaby, Belcarra, Anmore, Deep Cove, Twin Island, and more. 


Indian Arm is a salt-water fjord that extends approximately 20 kilometres north from the Burrard Inlet. Underdeveloped mountain slopes, untouched provincial parks, and close proximity to Vancouver provides the fortunate few residents with access to the big city, as well as serene natural landscapes offering countless outdoor activities.

The inlet runs almost directly east from the Strait of Georgia to Port Moody and is urbanized on most of its shores. About two-thirds of the way east from the inlet's mouth, a secondary, much steeper-sided, glacial fjord, Indian Arm, extends straight north from the main inlet, between Belcarra and Deep Cove in North Vancouver, then on into the mountainous wilderness. 

From Point Atkinson and Point Grey on the west to Port Moody in the east, the inlet is about 25 km (15.5 mi) long; Indian Arm extends about 20 km (12.4 mi) north. Settlements on the shores of Burrard Inlet include Vancouver, West Vancouver, North Vancouver, Burnaby, and Port Moody.


If you are interested in Real Estate in the area, you will find many sizes of lands for sale in Indian Arm, recreational properties around Indian Arm which some are boat access only, cabins, fractural ownership properties, and super luxury properties for sale too. Here are some of the best areas around Indian Arm to explore:

  • Twin Island (overnight camping is permitted on the north island)
  • A power station (gothic-style construction circa 1900)
  • Silver Falls (2/3 up Indian Arm)
  • Croker Island (a picturesque large island with steep cliff sides)
  • Granite Falls (spectacular place to camp)
  • Wigwam Inn (notorious hotel with an interesting past - not open to the public)
