MARKET STATISTICS MAY 2025

In May, housing inventory across Metro Vancouver climbed to its highest point in a decade, yet MLS® home sales continued to show subdued activity. Although there are early signs of renewed buyer interest, sales remained below the ten-year seasonal average—indicating that many buyers are either still waiting on the sidelines or being highly selective in today’s market. Looking at the year so far, 2025 has recorded one of the slowest sales starts of the past ten years, tracking closely with the patterns seen in 2019 and early 2020. Notably, sales surged in the second half of 2020—but whether 2025 will follow suit is still uncertain.

Detached Home Sales- In May 2025, a total of 654 detached homes were sold, marking a 22.7% drop compared to the 846 sales recorded in May 2024. The benchmark price for a detached home now sits at $1,997,400 — down 3.2% year-over-year and 1.2% from April 2025.

Apartment Home Sales- Apartment home sales totaled 1,087 in May 2025, reflecting an 18.8% decline from the 1,338 sales recorded in May 2024. The benchmark price for an apartment is now $757,300 — down 2.4% year-over-year and 0.7% from April 2025.

Attached Home Sales- Sales of attached homes in May 2025 reached 469, marking a 10.3% decline from the 523 units sold in May 2024. The benchmark price for a townhouse stands at $1,106,800 — down 3.4% year-over-year but showing a slight 0.4% uptick from April 2025.

MARKET STATISTICS- APRIL 2025

Home sales across Metro Vancouver, as recorded on the MLS®, continued to decline in April, extending the slowdown that began earlier this year. Sales dropped nearly 24% compared to the same time last year. Historically, this level of slowdown is unusual—especially given that borrowing conditions have improved significantly, which would normally stimulate market activity. Adding to the uncertainty are broader economic and political concerns: Canada’s biggest trading partner is adopting trade policies that could push the economy toward recession, and a federal election is on the horizon. These factors appear to be weighing heavily on buyer sentiment, with many opting to remain on the sidelines for now.

Detached Home Sales- In April 2025, there were 578 detached home sales—marking a 29% decline from the 814 sales recorded in April 2024. The benchmark price for a detached home now stands at $2,021,800, reflecting a 0.7% decrease year-over-year and a 0.6% dip compared to March 2025.

Apartment Home Sales- In April 2025, apartment home sales totaled 1,130 — a 20.2% drop from the 1,416 units sold in April 2024. The benchmark price for an apartment home is now $762,800, down 2% year-over-year and 0.6% from March 2025.

Attached Home Sales- Sales of attached homes in April 2025 reached 442, representing a 23.8% decline from the 580 sales recorded in April 2024. The benchmark price for a townhouse is now $1,102,300 — down 2.9% year-over-year and 1% compared to March 2025.

While recent headlines may feel uncertain, there are encouraging signs in today’s real estate market — especially for buyers. Inventory has surpassed 16,000 for the first time since 2014, home prices have remained steady in recent months, and borrowing costs are at some of the lowest levels we’ve seen in years. With balanced market conditions overall, it’s a great time for buyers to explore their options and make confident moves.

MARKET STATISTICS- MARCH 2025

Home sales recorded on the MLS® in Metro Vancouver for March reached their lowest level for the month since 2019, while active listings continued their steady upward trend. 

Putting aside the political and economic uncertainty surrounding the new U.S. administration, buyers in Metro Vancouver are experiencing some of the most favorable market conditions seen in years.

Home prices have come down from recent peaks, mortgage rates remain near historic lows, and active listings on the MLS® are at their highest levels in nearly a decade. While sellers seem prepared and motivated, buyer activity has yet to reach the levels we usually expect for this time of year.

Detached Home Sales- In March 2025, sales of detached homes in Metro Vancouver totaled 527, marking a 24.1% drop from the 694 sales recorded in March 2024. Despite the decline in sales, the benchmark price for a detached home rose to $2,034,400, reflecting a 0.8% increase year-over-year and a 0.4% rise compared to February 2025.

Apartment Home Sales- Apartment home sales reached 1,084 in March 2025, down 10.2% from the 1,207 units sold in the same month last year. The benchmark price for an apartment is now $767,300, which is a 0.9% decrease from March 2024, but a 1% increase month-over-month.

Attached Home Sales- Townhouse (attached home) sales came in at 472 for March 2025, representing a 4.6% decline from the 495 sales recorded in March 2024. The benchmark price for a townhouse is currently $1,113,100, showing a 0.8% decrease compared to the same month last year, and a 0.2% increase from February 2025.

MARKET STATISTICS- FEBRUARY 2025

After a 46% year-over-year surge in new listings in January, Metro Vancouver’s MLS® saw a more moderate increase in February, keeping market conditions balanced.

Following January's surge in new listings, February saw home sales and new listings align more closely with historical averages, keeping the market in balanced conditions.

With a possible Bank of Canada rate cut expected in mid-March, homebuyers could see better borrowing conditions while benefiting from the widest selection of homes available since before the pandemic.

Detached Home Sales- in February 2025, 477 detached homes were sold, reflecting a 14.8% decline from the 560 sales in February 2024. The benchmark price for a detached home now stands at $2,006,100. This marks a 1.8% increase from February 2024 and remains nearly unchanged from January 2025.

Apartment Home Sales- in February 2025, 976 apartment homes were sold, down 10.6% from 1,092 sales in February 2024. The benchmark price sits at $747,500, reflecting a 2.8% decline from February 2024 and a slight 0.1% drop from January 2025.

Attached Home Sales- in February 2025, 359 attached homes were sold, marking a 10.9% decline from 403 sales in February 2024. The benchmark price for a townhouse is $1,087,100, down 1.2% year-over-year and 1.7% from January 2025.

In a balanced market, prices tend to stabilize, and we've seen a steady trend across all property types in recent months. However, with the spring season approaching, it will be intriguing to see if buyers take advantage of the favorable market conditions and if sellers become more open to listing their properties.

Strong Start for Home Sellers in 2025
New MLS® listings in Metro Vancouver surged by 46% in January compared to last year, signaling a busy start as sellers actively enter the market. Over the past three months leading up to January, buyer demand has been building. However, as the New Year begins, the focus seems to be shifting toward sellers.

With new listings outpacing buyer demand, home prices remained stable across all segments in January, maintaining a balanced market. While there is an anticipation for moderate price growth by year-end, economic uncertainties—such as possible U.S. tariffs on Canada—could affect these expectations. 

Detached Home Sales- In January 2025, 380 detached homes were sold, marking a slight 0.3% increase from the 379 sales recorded in January 2024. The benchmark price for a detached home now stands at $2,005,400, reflecting a 3.1% rise year-over-year and a 0.4% increase from December 2024.

Apartment Home Sales-In January 2025, sales of apartment homes totaled 846, marking a 13.4% increase from the 746 units sold in January 2024. The benchmark price for an apartment home is now $748,100, reflecting a 1.7% decline year-over-year and a 0.2% decrease from December 2024.

Attached Home Sales- In January 2025, attached home sales reached 321, marking a 12.6% increase from the 285 sales recorded in January 2024. The benchmark price for a townhouse is now $1,105,600, reflecting a 2.7% rise year-over-year and a 0.8% decline from December 2024.

Apartment Home Sales- In December 2024, apartment home sales totaled 891, a 23.9% increase from the 719 sales in December 2023. The benchmark price for an apartment home is $749,900, reflecting a 0.1% decrease from December 2023 and a 0.4% decrease from November 2024.

Attached Home Sales- In December 2024, attached home sales reached 371, a 55.9% increase from the 238 sales recorded in December 2023. The benchmark price for a townhouse is $1,114,600, reflecting a 3.4% increase from December 2023 and a 0.3% decrease from November 2024.

Sales activity started slowly in 2024, but prices rose early in the year before leveling off. Most market segments saw modest year-over-year gains, except apartments, which remained flat. Strong year-end data suggests the 2025 market is poised for increased activity.

Metro Vancouver home sales saw a significant boost in October, jumping over 30 percent compared to the same time last year. Mortgage rate reductions typically drive up demand, and October’s strong sales figures indicate that buyers may be starting to take advantage of lower borrowing costs after months of hesitation. With four consecutive rate cuts from the Bank of Canada—and potentially more on the way—it was only a matter of time before renewed signs of demand strength began to emerge

Detached Home Sales- In October 2024, sales of detached homes reached 724, marking a 25.5% rise from the 577 detached sales recorded in October 2023. The benchmark price for a detached home now stands at $2,002,900.

Apartment Home Sales- In October 2024, sales reached 1,393, a 33.4% increase from the 1,044 sales recorded in October 2023. The benchmark price for an apartment home is currently $757,200.

Attached Home Sales- In October 2024, sales reached 501, marking a 40.7% rise from the 356 sales in October 2023. The benchmark price for a townhouse is now $1,108,800.

Recent trends indicate that the market has remained relatively balanced, with prices softening in recent months. However, with the recent rise in sales, the attached and apartment markets are now shifting toward a seller’s market, with the detached sector not far behind. This suggests that the period of price stabilization may be coming to a close.

MARKET STATISTICS SEPTEMBER 2024

Home sales recorded on the MLS® in Metro Vancouver dropped by 3.8% in September compared to the previous year, indicating that recent cuts in borrowing costs have had a limited impact on boosting demand so far. Although September sales are slightly below expectations, this year’s sales could still surpass those of 2023.

Detached Home Sales- In September 2024, sales of detached homes totaled 516, marking a 9.8% decline from the 572 sales recorded in September 2023. The benchmark price for a detached home is now $2,022,200, reflecting a 0.5% increase from September 2023 but a 1.3% decrease compared to August 2024.

Apartment Home Sales- in September 2024 totaled 940, reflecting a 4.9% decline from the 988 sales in September 2023. The benchmark price for an apartment is $762,000, showing a 0.8% drop from September 2023 and another 0.8% decrease compared to August 2024.

Attached Home Sales- In September 2024, attached home sales reached 378, a 7.4% increase from the 352 sales recorded in September 2023. The benchmark price for a townhouse is now $1,099,200, reflecting a 0.5% decrease from September 2023 and a 1.8% drop compared to August 2024.

Despite the wide range of choices available, prices have remained stable over the past few months. However, the September data indicates modest month-over-month declines across all segments. This downward pressure on prices stems from sales not matching the influx of newly listed properties, pushing the overall market closer to a buyers’ market. With two more policy rate decisions scheduled for this year and indications of potential further reductions, it’s possible that demand could increase later this fall if buyers decide to re-enter the market.

MARKET STATISTICS AUGUST 2024

August is usually a slower month for sales compared to June or July, and this year is no exception. Residential sales in the region reached 1,904 in August 2024, marking a 17.1% drop from the 2,296 sales recorded in August 2023. Despite this, sales remain in a holding pattern, hovering around 20% below the 10-year seasonal average. This trend indicates that buyers are still feeling the impact of higher borrowing costs, even after two recent quarter-point reductions to the policy rate earlier this summer. 

 Detached Home Sales- In August 2024, sales of detached homes totaled 509, reflecting a 13.9% decline from the 591 sales recorded in August 2023. The benchmark price for a detached home currently stands at $2,048,400. This reflects a 1.8% increase from August 2023 and no change (0%) compared to July 2024.

Apartment Home Sales- in August 2024 totaled 1,012, representing a 20.3% drop compared to the 1,270 sales in August 2023. The benchmark price for an apartment home is $768,200. This represents a 0.1% decrease from August 2023 and no change (0%) compared to July 2024.

Attached Home Sales- In August 2024, attached home sales amounted to 370, marking a 12.3% decrease from the 422 sales in August 2023. The benchmark price for a townhouse is $1,119,300. This reflects a 0.8% increase from August 2023 and a 0.5% decrease compared to July 2024.

With the Bank of Canada’s decision to cut the policy rate by another quarter percentage point, and September historically seeing a seasonal uptick in sales, the fall market is poised to attract more buyers off the sidelines.
